Yes, if the cam chain in an OHC engine is worn beyond the adjustment range of the tensioner, it can get loud. And you'll loose power, as the valve timing will be off. Then the chain needs to be replaced.
The chain tensioners that I know hardly wear, and normally don't need replacing, but I have no experience with any MZ 4-stroke. Might be different.
You'll need to replace any gasket that is destroyed in the repair, no more. Often the rocker cover is sealed with a shaped 'O'-ring, which can be re-used. Only if the cylinder head is cracked or warped it needs to be replaced, but that is quite uncommon (and very costly). The manual will give specifications for the rockers, but those too normally last quite long.
